Property Preservation
Millan Enterprises secures and adequately protects vacant and abandoned properties throughout default, foreclosure, and conveyance by offering multiple services and abiding by local preservation guidelines when needed. We monitor property condition utilizing inspection results and information from our contractors, and also through our partnerships with cities across the country.
Millan Enterprises maintains contact with code enforcement offices to proactively monitor and correct violations issued or pending on properties managed by our clients. We work with contractors to ensure they are knowledgeable in the various Investor/Insurer requirements and are completing work within agreed upon timeframes and requirements, providing supporting photo documentation of all information reported and services completed, and utilizing the most cost-effective procedures to help eliminate out-of-pocket expenses for our clients.
Security
- Lock Change: We can change locks to a system utilizing one master key or as required by applicable regulations.
- Lock Box Installation: We can install a lock box on the property using a designated code to allow access to a third party.
- Padlock or Slide Bolt Installation: We can install a padlock, hasp, slide bolt, or other similar lock to secure the property.
- Boarding: We can board or screen vacant properties in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
- Securing of Swimming Pool: We can secure and winterize swimming pools in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
Debris Removal
- Debris Removal: We can remove all interior and/or exterior debris in accordance with Client instructions and/or applicable Investor/Insurer guidelines.
- Automobile Removal: We can remove abandoned vehicles from vacant properties in accordance with Client instructions.
Property Inspections
The primary goal of Millan Enterprises' inspection services is to provide timely and accurate information regarding occupancy status, first time vacancy, and property condition. Inspections are completed in compliance with Investor/Insurer guidelines when needed. Safeguard provides the client with direct and immediate information and works diligently with the inspectors to ensure the highest timely completion percentage in the industry. Not only do we perform exterior, visual inspections, but we also ensure property preservation and preventative action by completing interior inspections. The combination of both services allow us to effectively and accurately evaluate property condition and need, inside and out.
Millan Enterprises offers the following Property Inspection Services:
- Initial Property Inspection: A visual, exterior inspection for occupancy verification per Client instruction and/or Investor/Insurer guidelines, with a property description and no interior access.
- Property Inspection: A visual, exterior inspection for occupancy verification per Client instruction and/or Investor/Insurer guidelines, with a property description and no interior access. The inspection can be performed at the frequency requested by the Client.
- Bankruptcy Property Inspection: A visual, exterior inspection for for occupancy verification per Client instruction and/or Investor/Insurer guidelines, with a property description, no interior access, and no contact made with the mortgagor, property occupant, or third parties.
- Monthly Interior Inspections on Vacant and Secure Properties: We provide the option of ordering interior monthly inspections on vacant and lockbox-secured properties to allow compliance with the accepted interpretation of the Investor/Insurer guidelines for interior inspections. We will provide information based on a visual "walk-through" inspection only and will not include any comprehensive testing or certification of the property condition. The main emphasis and purpose of the interior inspection is to alert the client to any visible damages or situations that, if not addressed immediately, could lead to damages or the issuance of a citation by the city.
